Long time lurker, first time poster here…I was curious for customer service feedback on my rentals, specifically how you all handle certain issues.

Customer service skills helpful but can be overcome with automated templates.

After that it is a custom selection based on various factors, some of which include: vacant/Occupied, due date/last paid, legal status, BK status, property value, etc.  

I don’t know how/if I can post a photo but I just saw the following in showing instructions, and had to share (picture proof available, copied verbatim):“LOCKBOX:Supra/front door- how easy is that?!

Also keep in mind vacation rental can be done long distance but it is more a customer satisfaction / hospitality market where as seasonal rentals (say a few months) are more like  a regular tenant market. 

The smart thing to do on your end is take a lot of pictures and/or a video documenting the condition of the property.

Only a handful of pictures that we see on the internet and that shows a construction site.   

So, for example its been for a while that deposit banks really only care about doing "easy" loans so their good rates are only available to customers with very good to excellent credit and have solid w2 jobs. 

However if you want to get the best rates possible but perhaps deal with a delayed closing and a lack of customer service then go with an out of state lender.

Submitting offers, getting beat, or having a listing and seeing all the different offer that come in as well as the timing of them will give you an accurate picture of the market for that area.
