We are all after the perfect evidence of a good tenant: Good credit score, secure job with plenty of monthly income, no criminal history etc.

No offense against Army brethren here, but generally speaking, they are going to be a lower class tenant than Air Force.

They don't stay in school and they become deadbeats and criminals just like their parents.

@Jon Holdman that is true . however insinuating im a criminal is both unprofessional and confusing . in the state of new jersey "where im conducting business" they are legal on weekends .

If they provide sufficient income verification and everything else looks good, then you legally need to accept him.You should have criteria for income, rental history, criminal history, etc. written out.  

Life is full of screw ups.Should we take their money away from them because they are likely to piss it away.Are schools bad because we have drop outs and criminals?
