I’m interested in learning more about any positive or negative experiences from investors on differing loan types .

I have many investor friends and clients who manage smaller properties pretty easily from a distance by having a Realtor list it for rent, and get rent electronically sent, as well as have contractors they can call.

We have stared the project about a month ago, completely new interior including adding new HVAC all new electrical, flooring, cabinets, tops and so on along with new driveway exterior paint and some siding.My contractor is also an investor, so we were lucky there, good insight to share and also, he has lots of leads for renters.But he is NOT a good photographer LOL. here are some progress pictures .Also, I will like to share that we are closing on one more single-family property early next week and we have a duplex under contract.

I am a newer investor, teamed up with a seasoned investor in Sacramento and looking to connect with other agents and investors to expand my network.

My thought is there are cultural influences at play here  People can call me racist or prejudice all they want.I'm none and never will be.I'm realist but there is something to be said about cultural influences mate.I've witnessed many of them over 5,000+ investor intro calls and will leave it that.I'll protect my company and team first and foremost.Revenue and profit is secondary.Who $#@%'s on my team, $#%@'s on me also and we fire them in a heart beat.The team works way to hard to get abused via email, etc...

All of these came through a combination of researching on our own or consistent recommendation from fellow brokers and investors and it was not too difficult. 

Talk to a local realtor who works with investors to see if $2600 is realistic for rent and who you'd be marketing to-likely a smaller tenant pool.Most people who rent fall into different categories-those who are just starting out and saving to buy their own home, those who move around and buying doesn't make sense and those who will never buy a home (either can't save the down payment, can't get approved for a mortgage or plain and simple don't want the responsibility of owning a home). 

I work with investors and many of them have VA loans.

I've talked to many clients and investors who consistently lose over 10K per year on MN Cabin STRs.
