I am trying to help a seller who is being held hostage by step-children. 

The lay person will never know all the laws pertaining to mortgages, liens, domestic relations support for children, judgments, bankruptcy, lis pendens, mechanics claim liens, estates, probate of wills, estates with no wills, administrators and trustee of trusts.

It is also the major source of inheritance for their children.2.

Dinner is more fun, but we may have to do lunch since we have school-aged children.  

If I did the latter, I would assume that we would have to make frequent moves for some time until our cash reserves have built up a bit.....or continue to pay rent elsewhere.More Family info: Currently renting with husband and three children under 7 years old.  

A 1 bedroom condo on a busy street is probably not a big issue but a 5 bedroom house that would most likely be purchased by people with children would be much more affected.

Given this I'd have to say cash is what is holding me back, but with a big caveat.I still have my FT job, a stay at home wife and two children to consider whenever I make financial decisions.
