@Noah Spiegel - I’m still a fan of out of state investing.

But my spouse is not a big fan (we have 3 kids), so my next option is2) BRRR SFH and separately invest in MF as pure investment property - buy fix upper starter home, repair/upgrade, and move out after 1 year so it can cash flow at prevailing market rate, and then buy the next SFH.

You manage risk by buying insurance.Even though I have a few arbitrage units, I'm not a fan of the model and don't actively look for them.

I was going to add ceiling fans in each bedroom and in the living room, new fixtures in the bathrooms and kitchen, new nobs on the doors, re-glaze the tub. 

Personally, I am a big fan of investing in multi's via house hacking and out of state.

New vinyl floors downstairs, new baseboards, new paint everywhere, new downstairs bathroom vanity, added shiplap to downstairs bathroom, added a dishwasher and two ceiling fans, added ceramic tiling to walls to kitchen backsplash, added an in-wall AC unit in master bathroom.
