The numbers caught my attention because they would work as a SFH with a few updates and converting the business side to an ADU.  

Some have nice house but a small or non-updated casita.

But before you do all that I recommend updating your profile info so that when they get a friends request or message request they'll see you're a person and not just another spammer.Looks to me that you're already able to close deals and get a lot of work done.

Units need flooring and painting updates. 

If you're set on doing it alone, I'd try to find a seller that would be willing to seller finance for a year with a home that needs just cosmetic updates so you're not doing anything too expensive, and can do a lot of the work yourself.
