My preference would certainly to be able to find 1 person, who is reliable, sharp, and knowledgeable but afraid that they may not have the appropriate background and knowledge/connections when crossing neighborhoods (about 1-2 hours apart)

I would absolutely love to do that, just the other night, that is the path that I have decided to pursue so I have not begun the search on the path to team up with an experienced, successful investor, I am not afraid of sweat equity and I am not greedy, you are absolutely correct some money is better then no money and the opportunity, training, knowledge and experience are priceless.

I have seen many situations  - especially where tenants are involved -  that they do not want realtors and potential buyers going through the buildings for several different reasons - some are afraid to spook their tenants in case the property doesn't sell fast and they get stuck with vacancies - they may not want to disturb their tenants - or don't want people going through there unless they know they are serious.
