We want to legally ensure that we are protected if in fact the tenant does use the garage as a bedroom, and if something were to occur (i.e. fire, carbon monoxide issue, etc).What would be the best way to inform the tenant that the garage is not to be used as a bedroom due to improper egress and fire risks, while maintaining protection if they do continue to keep as a bedroom behind our backs (i.e. if they state it is simply the storage of a bed and not being used as sleeping quarters... as there is really no way that we can prove otherwise as we are not there at night obviously).Thanks in advance!

I wanted to share with you my most recent purchase and let me know what your thoughts are on the numbers for this house.3 Family House with 6 Garage/Storage Bays Apt 1= 3 bedroom/ 1 Bath = $975-1000Apt 2=2 bedroom/1 bath = $875Apt 3= 2bedroom/1 bath= $875Garage Bays are rented at 50-70$ a month = conservative number (~$330/ month) Total Gross Monthly Income= $3,055Total Annual Gross Income= $36,660Property purchased for $80KMortgage (Includes: Taxes, No PMI, Landlords Insurance) = $760/monthAnnual Expense= $9120 Expenses @10% Reserve = 3666 ( I usually keep 10% as a reserve, as a “just in case” fund)Total Annual Expense (Including 10% “Just In Case” fund) + Mortgage/Ins/Taxes = $12,786Annual Income after expenses I am hoping to net $23,874 I bought the property really low, I put a fresh coat of paint on it and am doing some upgrades to make it appeal to tenants.

The house is 1900sq/ft 3 bed 1bath.I would need to get over about $2200 for rent to make it cash flow, which is too high for the house itself, but I'm wondering if there are many renters that would see value in having the acreage for their horses and/or shop space for storage/ small business uses.My only landlord experience is with our duplexes, so this would have to be a very different kind of tenant, so if anybody has experience with this type of rental property that would be great to hear any feedback.
