Is renting a home with land for farming/ horses realistic?

My neighbor is going to be selling his home and I'm considering giving him an offer before he goes to market with it, with the goal of holding the property long term.  I have 5 acres and he has 4, and it is mostly pasture with horses and a small barn with a couple stables and multiple outbuildings with a workshop.  The house is 1900sq/ft 3 bed 1bath.

I would need to get over about $2200 for rent to make it cash flow, which is too high for the house itself, but I'm wondering if there are many renters that would see value in having the acreage for their horses and/or shop space for storage/ small business uses.

My only landlord experience is with our duplexes, so this would have to be a very different kind of tenant, so if anybody has experience with this type of rental property that would be great to hear any feedback.

    Can't say I have any experience directly with what you are doing, but I grew up in a small farm town and it wasn't out of the question for someone to rent out pastures on their land.

    What I am saying is, If your original idea doesn't work, maybe you can rent out the house, and the pastures/barn separately.

    just a thought.
