Hi all I have recently signed a contract as a buyer the seller all of a sudden got a cold feet and is unwilling to go through the sales or closing of the property a time of essence letter was given with a date for closing they did not show up a transcription report was done , i am willing to sue them for specific performance I just wanted to know if anyone has done it before here in queens, NY area. what are the chances for me to win the case and i do know its going to cost me some money as legal fees but i also don't wish the seller to just walk away.

Then you can mail or cold call or both.Other cheap or free methods are driving for dollars, craigslist, Realtors, FSBO sites, expired listings, foreclosure sites and bandit signs if allowed.If you have the funds you can use billboards, newspaper ads, other offline publications., TV commercials, radio ads, motivated seller websites, SEO, pay per click/adwords, facebook, Linkedin, Youtube, and other forms of online advertising and boosted/promoted social media postings.Bottom line is integrity and consistency.

Piggy backing off your paid promotions is critical since you keep your messaging consistent and you control the narrative as people are going from cold to warm.Overall, unless you're buying traffic with direct response marketing or have some other bigger strategy in place, social media won't create the deal flow you're looking for.
