He's "very" knowledgeable in this field & at the same time is passionate about Real Estate but moreover you get a sense that he is a genuine person unlike alot of the shady gurus out there looking to make a fast buck off you. 

Most of the time, water moves through the main service line fast enough that water won't pick up much color, and the accumulation of rust flake is lower than in end-point spots - for example, a bathroom sink might only be used twice per day, so those galvanized pipes have water sitting dormant for a long time, whereas every time you use water you wash the pipe to some extent.

The great deal generally go to cash buyers , fast closings . once you get the property , then get a loan . 

We are currently reading and studying to become better investors and would like to start doing more deals in the very near future.I am halfway through a real estate pre-license course and hope to get off to a fast start and transition into full-time real estate sales in the next few months.

On paper the BRRRR strategy seems like a great opportunity to get cash flow and equity relatively fast with the right deals.

If it's someone I closed with before I can do real fast.  1st timers are slower since there is a little more DD done.  

Houses sell fast in California and its a pretty sure thing (all things being equal).

If you have a nice home, it will rent very fast for a high price.

My focus would be to finish school and set up a plan to pay off those student loans as fast as possible once you start working.
