I finished school when I was 16 and now, I'm 17 years old and I'm making 36,000 a year from my w2 job, I know there's not much I could do as of right now but what should I do to set me up so when I turn 18 I can start my investing Journey.

Especially if you're willing/able to move to the next deal every year.If you buy a new house-hack every year for 5 years, that's an additional 10 rental units added to your portfolio.  

I’ve been using them for years to manage my portfolio and haven’t had any real issues.

Essentially the developer / property manager didn’t pay our contractual rental income for years (a sum of nearly $30k) and I didn’t have much recourse.

Real Estate has always been a goal of mine since getting out of high school 2 years ago, however I never knew how to get started or what field would be most suitable for me.

I don't want to say I have knowledge like a professional but I have been learning about real estate for two years now and was considering getting my license I had taken those courses but some things happened and I ended up not getting it right now I want to start with wholesaling real estate for other personal reasons to get a head start on experience.

My general liability costs the same, my licensing fees cost the same and the list goes on.
