If minimal patch work, why waste the time and money?  

@Bill G. you first post was so helpful it made me completely ignore your second post and take any "advice" you have and completely disregard it, while basically telling me i am ignorant idiot without any direction in what way i should go to accomplish this opportunity you have managed to not only waste my time but paint yourself as a buffoon.

Be careful with unlicensed mom & pop property managers who seem "cheap" and take on more than they can handle - a lot ends up falling through the cracks and you waste even more money in landlord-tenant court and in repairs due to neglected maintenance.

I understand that calling 20 people just to get comfortable making dials is important, but I can't justify calling folks if I feel like I'm going to waste their (and my) time.

Since they can make ethanol out of grass, I don't understand why they can't sell the corn ears as feed and use the corn stalks to make ethanol.If you do that, you are making your fuel out of what is pretty much waste product (not totally waste because the corn stalks can be used as silage)My mechanic has given me a list of gas stations to avoid because they cut their gasoline with ethanol.

The bottom line was, if the pics didn't impress us, we didn't waste our time going to the home.

You should be atleast clearing no less than $20k on each short sale or else your wasting time....just my 2 cents.Hey check your PM!!!

And yes, POF is standard issue, as any seller will require it with an offer, and most agents will require it to make sure they are not absolutely wasting their time.
