Authorization to talk to the lender signed by your seller  it will have their SS number on it.. thats the first thing you do.2. when property changes hands sub too via a deed there is a spot at the top of the deed that says send tax bill to this address insert your address  the title company will do this automatically.3.

I could also point out that while not a third party official examination, agents due in fact have their accuracy recorded via the original list price vs. the sold price and so can investors.

If I don't, I don't have enough or I waste money on 0.8% checking accounts just sitting there when I could be using it to increase my rents via renovations or buying new properties.Short response: 10% is a good number, but I'd put a $150/month floor on the equation with Cap Ex in mind.

I am currently under contract with an individual who purchased a property, via Florida Tax Deed Sale, less than three months ago.I have looked up the county records and he did actually purchase it from the county.

I have numerous properties lined up and investigated by my broker and contractor, and if I assume I can finance via a HML at terms quite often described in the BP forums, (70% ARV, 2 year contract, 15% etc.)

Btw, if you buy the property via a public auction/listing for $X and it doesn't need much renovation, then the value is likely very close to $X.
