ROI & CASH FLOW QUESTION

Hello!

I'm new to investing and have a potential buy & hold deal that I would like to market. What is the best way to determine ROI and cash flow? Is there a comprehensive tutorial that breaks down all of the figures needed to calculate? So far, everything I've found via search is confusing. Any assistance is appreciated. Thanks!

Please make sure that you read the entire approval letter. I have closed more than 150 short sales, and many have verbiage stating that there can be no sale or transfer of the property for 30-90 days. I have also seen approvals stating the property can not be re-sold within the first 90 days for more than 120% of the approved price. Some approvals have no sale restrictions.
