One word of advice is to take action, many folks investigate, review, analyze, etc...for a long time, I would recommend - go look at 50 properties, find a broker/agent that will open the doors for you to view them, analyze each property financially before you go in, knowing the numbers prior, then adjust your numbers.  

More actionable advice would be to set up an online paying system.  

The first thing that screams out at me is that at the very minimum he would be deferring capital gains by trading that for ordinary income tax.

I'd ask your broker on what they would want you to do as they will ultimately be responsible for your actions.

I did lots of research before I actually went out and took action.

However, I'm still confused and unconfident.Real estate is completely new to me and at this moment I'm still training my brain to think like a professional investor before I take my first step of doing some small professional deals in action, although I've done some RE investments personally and I've been told by many people, "just take actions first and learn from mistakes."
