So, doing a short sale might actually save her some money.If its really worth $73K as-is, and its in good condition, then, even dropping it to $65K with a short would make it attractive to owner occupants.

Makeup is the solution to many problems people face regarding making their appearance attractive.

One more thing I forgot:I always ask the listing agent or seller if there's something they need or would like, that would make the deal more attractive.
