You should evaluate how thorough they interview you as well. 

Screen ALL adults thoroughly including verifying employment contact info from outside source.

I would only suggest using them IF you are comfortable with submitting/handling everything online.I remember them being very thorough about checking everything, so make sure all your ducks are in a row.

We rehab/update our own investments and ensure that we do a thorough job with our property and thus have not received tenant calls related to the property (e.g. electrical, plumbing, etc.).

I've bid on two for buyers that have come to market as they are perfect size for good value per sf and rent numbers while being old enough to be thoroughly tenant abused and discounted.

It's a one man show, but he's honest and very thorough.

But these risk factors are outlined to protect the sponsor, not because the sponsor has done any of them causing the disclosure to be made.This is sound advise from Evan.Always thoroughly vet the operator and make sure there is an alignment of interest.Remember Operator 1st - Deal 2nd.  

The biggest thing, as Wayne mentioned, is that you need to do thorough due diligence before you put a renter in your property. 

In short, I have never been so thoroughly set up for success in any aspect of my professional life.
