I am not talking about a flat fee service, I am talking about a fee for services brokerage where you get what you pay for and agents get paid up front a portion for their services with the rest being paid at closing.

Many products require cash reserves of 6 months of payments.Like everybody else is saying, talk to several lenders before closing so you know how the refi will look and structure it correctly on the initial purchase.  

I've been in talks with a hybrid hedge fund/hard money group out of San Francisco who lend at 7.99% I'm curious what money is available these days as I get geared up to get back into the NPN>BRRRR route.Thanks!

Even if you don't end up getting a loan with them, you'll get information to take to the next lender you talk to and further your education.  

After LOTS of research and talking to agents, there is definitely a market for and slow push towards a more rental-oriented mindset for millennials and empty-nesters.
