The theory is that by using a WD, if a title defect comes to light after the conveyance, your Grantee, the LLC, can sue the Grantor, you, for a breach of the warranties and therefore you can submit a claim to the title insurance company and they will then take care of the problem. 

Im just not sure if i submit it now or after they get me the official paperwork of financials, rent rolls etc. ?

Michele First for commercial you always want to run the contract by your attorney before you submit to the seller or respond to an ofer from a buyer.

You do not need to screen them or submit new paperwork with ID.

Deceased owners had a reverse mortgage,daughter is the the trustee and POA,we submitted a purchase offer to the bank,haven’t heard anything from bank.
