How do you change zoning from a SFR to Duplex??

Hi BP,

I live on a street that has SFR, duplexes, and quadplexes. I'm in the early stages of building an ADU on lot. My question is, if the surrounding homes in my neighborhood have different zoning than mine, would it be possible to change my zoning from a SFR to Duplex?

My reasoning for this is ADU appraisals are coming in low in Los Angeles County, and if my home was rezoned my home value would increase dramatically compared to a SFR with an ADU.

get a better appriasal. use a rental aggreement to supplement as addtional information to the appraisor
