Create social media to create clues that you are trustworthy.I coach people to do all three approaches.

I think most people you know assuming you dont only hang out in investor circles wont really know that much but some of them love giving advice even if they dont have a clue. 

If I recall correctly, for like $8 per month more per self showing box, we have insurance coverage of $3000+ which should solve most issues. 

This won't necessarily solve your lending issues, but you can reposition the equity into a better market and look to either work with a commercial lender or find a partner that can carry the loan.
