I think some of the responses here are not taking into account the 3 day attorney review mandated by the state of New Jersey, where the property is located.

Having said that, IMO and training, Seller in receipt of a previous Inspection report has a responsibility to disclose to a potential Buyer.

Really would be tough to make that happen, or if it did happen it would be a slow process while the property value slowly appreciates.

The market has already slowed in Indianapolis and it's mid September.

Should I reach out to other agents before jumping and doing business with the first agents response?

December will probably be a great time to buy, because there's not as much competition and the market slows down some.

@Mike Cumbie your response to @Dave Carella was spot on from this broker's perspective. :)I used to list, negotiate and represent buyers of short sales back in the hey day of the market crash. 

This might not be an appropriate path for you, but, whatever the path you choose, remember that a slow and steady progress along your pre-determined path will take you a long way: hard work, integrity, and results...that is my simple formula.
