Reached out several times then finally decided to try one of the other associates I had worked with and they told me that they ran into issues with underwriter and now they are saying the underwriter doesn’t want to to approve me anymore cause they feel like it’s too much of a project for a first timer.

There are several books that can provide valuable insights and prepare you for house hacking.

Not to mention the risk of attracting the wrong guest avatar and dealing with damages.

@Nate Powley  Hi Nate,  I'd suggest the good 'deals' in UT market left the station several years ago, but that would not be helpful. 

Wholesalers tend to overinflate the ARV and under estimate repairs needed as many do very little due diligence, putting all the risk on you.
