Well, I can't offer any help in the commercial world.

You will need resources in place to service the property, especially for tasks that need immediate attention. 

My question is, who should I call in regards to making offer.

If you offered 100 expired listing a below market offer, how many would be accepted?

The only pros I can see for a shipping container is the mobility it offers. 

I offered $400,000 which was accepted, and my yield on the purchase price was about 12.75%.  

I personally chose to seek after a firm that was doing deals but not offering a coaching program.

Alternatively, set aside one or two boxes of things that family might want that you can offer for anyone to go through....believe me, it will save you some grief in the long term with your family.
