I have a situation developing that I need advice on.Single family home, lease is expiring, tenant is scheduled to move out end of this month.I didn't even advertise online, just put a for rent sign in the yard last week and already have 5 people called me expressing interest to rent.I called tenant and spoke to him to schedule a move out inspection, where he would also surrender his keys, I will need his new physical address, and I reminded him about turning off water, electric, cable TV etc...He said no problem, BUT...the fireworks and his boat will need another week or two.He has parked a sailboat on the property.

Spend time getting to know where the schools, parks, restaurants, etc are.

This was mid 2007 when everything was selling at a frantic pace and listed homes in my area routinely sold for thousands more than the asking price and bid wars were common...a real sellers market if ever there was one.5.

From financing office buildings, office/retail condo projects, office parks, a residential subdivision, etc.

Orange County has an unemployment rate of 4-5%, high income wage earners, educated work force, broad based economy, universities, medical centers, amusement parks, event venues, major league sports, and miles and miles of beautiful, accessible beaches.

All new developments in the Tampa area where built on Swamps or Orange groves out in the Citris Park or Brandon areas because there was raw land.  

Any buyer's agents out there interested in helping me find a distressed/foreclosure/short sale in the Orange Park or west of the St John's River in Jax?

I pulled their purchase amounts from the county records, the current interest rates at the time of their purchase and calculated a ball park figure of what their mortgage payment could be.

I didn't used to like Wal-Mart b/c there is never any parking but that place is a huge networking arena all the time!
