I am also an investor in LI & it would be great to pick your brain & bounce some ideas.

If I was in your shoes I would tell the tenant they can pick out a storm door and email it to me, if it fits in with the rest of the building design then they can certainly have it installed.

I've had a really good experience with them on my last property, so I want to pick up a few more. 

Pick them if they are better candidates than the other applicants. 

As life gets messy, perfect credit is becoming more rare, so cherry picking applicants that are demonstrating positive changes can work out  for both of you.

Always know your market, pick a good location, and do the real numbers.
