I went for words like "clean" when describing the look of what i was shooting for in fixing them up.Give a good cleaning, paint whatever cant be cleaned, use paneling on anything that cant be painted.Make your rentals bullet proof.

Also, the contract we signed with all of their requests is full of vagueness, which had been clarified in conversation, but now they are coming back saying different things, interpreting the contract in a way that it benefits them more... ignoring the conversations that we had had.Then there's the electrical contractor who was supposed to "clean up" the handyman wiring in the 1901 house who covered up open spliced wiring with insulation, which I then had to pay another contractor to come and clean up costing me another 800.00.Now, the good news is, as long as the home appraises, I should clear about 26k on the property.

That house has given us an opportunity to get some rehab experience and we have started building relationships with a really good electrician and a couple of other handyman types.From what I have seen on BP I should be looking to get involved with a local REI club to start building relationships but I have not been able to find anything around here.Hoping someone with local knowledge on BP can steer me in the right direction for attending some central california meet ups.My goal to build a stable quality REI business over the next few years and eventually transition into this full time.Glad to 'meet' everyone and I promise to stop lurking and get more involved on the BP site.
