At such a low interest rate, majority of your payment is paying down principle.

At the end of the day, whatever money you make in real estate is going to come from appreciation in the property value, cash flow from rent, and/or principle paydown of you mortgage by a renter.

However the principle is the same.

From what I've seen with wholesalers, it's the Pareto's Principle on steroids. 20% (or less) get 80% of the deals.

Also it's a lot more headache to deal with multiple tenants. if I rent my house $1200/mo goes towards principle + 900/mo  cash flow, that's 5% return already, not counting average 4.7% appreciation (national average since 2000)  so that beats a CD with 5% return. 

In that 10 years, you would have paid over $111K in interest alone while only paying $32,628.55 down on the principle.

Many people with negative comments, frankly just don't know, and if they were in Subto it is simply because they did not apply principles and action.  

And just to add insult to injury... the $350/month/door I mentioned earlier... our monthly cash flow across our entire portfolio is north of $675/unit/month after principle, interest, taxes, insurance and $100/unit/month maintenance reserve.  

Depending on the exact structure of the convertible note, however, the angel investor may also receive extra shares to compensate them for the additional risk associated with being an earlier investor.Apply the same principles to Real Estate Transaction:
