If you have a guaranteed $10k/mo, I bet you could find a buyer for that income stream and if there is no physical asset, tenant or management risks, that is safer cash flow than a NNN investment.

i'd encourage you to pick a market you can physically be present in, whether that's in a lower cost CA market, or somewhere in NV. 

I like what I do way too much and when I cant physically work anymore I'll continue doing office work for my business and manage the back end.

Like here in Vegas that has happened a low end flip that hits the market could have 20 plus offers on it.. and bid up to the point the only one who will really make a profit is a owner builder.I E someone who is a contractor who is physically going to do the work or his team will.. there is no margin for middle man developers to step in and hire it all out.. this is also happening in Portlandia as well..

Many will also be unable to physically handle the work on their own without help.
