I would like to sell these properties to acquire a larger building, perhaps a 4-unit or larger (maybe commercial), priced around $1M to $1.2M.

We have found different non-profits to work with who guarantee rents, deposits, extra money for repairs, and money to turn over the unit between tenants.

Our current focus is working on 1-4 unit fix and flips, but eventually work towards being able to refinance properties and keep and cash flow them.My question is  tailored on the the way I should structure our relationship for the legal and tax base purposes.Should I secure the deals under my business and pay my partner out of my business operating account?

We are preparing our house to turn it into a long term rental unit and plan to house hack a duplex or fourplex (along with our 4 kids 😜).

You can always start off on house hacking a multifamily in MI 1-4 units with min 5% down or 3.5% down for FHA.

What they told me was, even though I think this place should get $1100-$1200 a month per unit, it was rented before at $900 per unit (well, the dad's son lived in one and he rented the other to his friend for $900) so I can only get a loan to cover 80% of that amount(or something like that).Does all that make sense?
