Tenant had an Altercation with his Guest
Good Morning, I had a question regarding a situation. My tenant got into an altercation with a guest he had over during the night. It resulted in his guest trashing the basement unit, them getting physical where marks can be seen on both people, screaming and yelling that took place in the back yard, and the neighbors waking up and walking near the backyard to side with the guest the tenant had over. The tenant is leaving in threeish weeks, thus I don't see the point in going through the eviction process since it usual takes 3-6 weeks to complete. The guest hasn't filed charges against the tenant and the tenant hasn't filled charges against the guest. I wrote a statement explaining what I understood from the event given the tenant's perspective and will be speaking to the neighbors to have them put a statement together about what happened. My question is should I call the cops to put in an incident report so there is a record of what happened by a larger authority?

Your Tenant is responsible for the condition of the unit, period. It doesn't matter if the damage was caused by them or the guest. Involving yourself in their drama or documenting it with a police report doesn't change the level of responsibility.
I would remind the tenant they are responsible and ask them to use the next three weeks to repair any damages. After they move out, deal with them like you would any turnover.
