Stay out outside the jurisdiction of the RTA for Ontario would be the only way I would ever rent a unit there.

I'm locked into a lease for another year and a half but would ideally and eventually like to house hack where I live (just outside NYC).

@Zach Whitley HOT no longer needs to be factored as Airbnb and VRBO both recently began collecting each outside of an owners revenue and remits to the city on the owners behalf.Galveston now mandates this for all STRs listed on those platforms.

HiI will hop in hear and say, ideally inside the perimeter, but we imagine cash flow is outside the perimeter.

A lot of off-market deals are sold under market value due because they aren't bid up by bueyrs and often times the sellers have extrinsic motivation for selling outside of price. 

My recommendation for right now, find something outside of school that drives you and keeps you excited.
