First time Investor Looking to Build

Hi BP! I'm new to BP & investing, and I've finally nailed down my CCC and am now looking for guidance: 

I'm looking to build an investment property on the Oregon coast. This will be my first rodeo with going through the build process, so if there is any advice from seasoned members, I am all ears and would appreciate any advice. I'll be working with an outside agent who is familiar with the area.

My questions: Does anyone have recommendations for an architect in Oregon that specializes in smaller homes (think cottage/tiny home) - preferably one that is familiar with coastal builds?  What is the best way to search for an architect/builder when you live out of the area? Is there a benefit to either: choosing an architect first and then builder, or choosing a builder with an in-house architect?

Also looking to grow my network in the OR area and would love to connect with others in the area.
