I'm guessing at all of these numbers but hopefully these some of this helps with analyzing if it's worth doing.Likewise with HELOCs it is normal to pay for an appraisal.

Without getting into specifics with Johanna I cannot be sure why she needed it but I would suspect it had to do with the nature of her income which would normally need 2 years but sometimes the first year of commission pay or bonus pay does not look good and so a 3rd year is needed.
