In the last 3 months we've had several prospects send us proof that someone we don't know, contacted them about a property we manage.

I can tell you right now the cost for sheetrock, labor to install, mud and tape and sand to level 5, prime and 2 coats of paint (7 different colors throughout house), touchups were about the same as what you seem to have been charged. 

These are 1 bedroom/1bath units, 650sq ft, priced under $700 a month so I dont think its competition from the newer buildings that cant afford to price rent so low.We maintain the units very well and have recently renovated a bunch of them with lvp flooring, new cabinets, etc.

Street sweeping And probably a few more I am not thinking about.Dig out and utls are lump sum.foundation lump sum  he pays for the concrete.Framer supplies his own nails fasteners and installs the windows.roofer supply's all materials.insulation supplies all materaislPlumber supplies all materialsElectrician supplies all materialsPainter supplies all materialsFence supplies all materials flat work supplies all materials.counter tops flooring tile work are all one sub they supply all materials and one price. thats off the top of my head. 

This would surely put me in negative cash flow of $2000/month.

I am renting a room and leaving in the property for 18 month after that I am going to rent the property.

I have a Condo In the area and want to rent out for 6 month terms.

Hi All,Our tenant's lease requires a 60 days notice, she only gave 30 days notice, and we immediately started advertising the property and were able to secure a tenant fairly quickly where her lease ends on June 30, 2024, and she has already moved out as of June 22, 2024 after paying the rent for the month of June, and the new tenant will move in on July 1st, 2024. 

Renovations should take about 2 months and I got quoted $1,300 for just a 3 month policy.
