@Wayne Kennoff- thanks   1) getting a personal referral is a good place to start 2) if you have narrowed down the options to a few -  contact both on the same  days and ask them for whatever  quotes  for your scenario ...ask for a loan cost worksheet  if  possible .  ...if their pricing ends up being  the same - make a decsion based on the  feel  for  cutoner  service you get when communicating with them.   3)  make sure they  disclose all the fees  related to the  refinance  ( not just their  own fees ) ..4)  reviews are   hard to  use to make a decision ( as you found out ) 5) rates are pretty high right now for rental  properties ....if you can wait to  refinance - you might consider doing so ...if you need to refinance - so be it ...Good luck 

I have two properties rented and a PM that manages them.I recently found an inexpensive property for sale in indiana.

I love (hate) when I have, for example, a unit I manage for someone else, have for example, an AC problem and its a $1500 last min fix. 

I would consider it a working class town and we have seen great rental demand and had great leasing experience there with the roughly 35 properties that we manage.

I contacted a Matt Robertson (Sales & Operations Manager CiX) and he acted as if this was the first time ever hearing of this and that he was all in, in helping me get to the bottom of this. 

Given this I know I will need a property managner/property management firm at some point.

NJ has licensure requirements related to private loans so make sure you consult a real estate attorney to understand your legal rights and proper course of action. 

However, property management is not easy.
