The best way to combine all of these elements into a single analysis IMO is to learn how to project financials to compute IRR (you can do some online research on this).Final bit of advice is that because there are so many different ways to tailor your strategy to make a great profit in REI in just about any market, but many of those strategies are severely restricted for a newbie to learn and effectively apply when investing at a distance, it is better IMO to start your journey investing hands on in your local market.

don't let these ac guys sell you a storythe condenser and the a coil are just a part of the air handler systemthe a coil doesn't know any difference in the Freon typeone Freon is low pressure the other high pressure, the reason they are getting rid of r22 is because of the element in it that causes ozone depletion according to the EPAyour better off finding you a condenser unit on line and then getting a ac guy to hook up and charge the systemI like goodman units parts are easy to get and they are not specific like the trane unitsor you can go through someone like home depoe and get a complete unit for around 3400enjoy

I'm looking for a solution that does the following: 1) track all payments - partial and full(I don't need it to take payments, paypal is fine)Expenses for work done need to be tagged by property and unit when applicable2) track all interaction I calculate not just cash flow but how much money I made per hour of work (estimated of course).

Glad to have you on here.Advice for this site...1) Set up keywords for your area and interests so that you're notified when they're used and then start interacting. 2) Read through The Ultimate Beginner's Guide3) Go through applicable blogs and podcasts as there are a lot of great resourcesAdvice for REI...1) Study up on what you need to know/do for the 1st step and then do it, then repeat for all following steps until you have completed your first investment then repeat the process and keep learning.
