I was instructed that the buyer's 15% profit ($64,650) lies in the 30% that was deducted (the $129,300), and that the remaining 15% goes to holding (6%), realtor commission (6%), and closing (3%).

OK I will take a shot at it.if NW is like most states.. you will need to hang your license with a brokerage.. and the brokerage usually requires you to join the local BOR and you sign up for and JOIN MLS.At that point you get your MLS supra key or whatever lock box system they use there and then you simply look up listings there will be showing instructions on there that the listing agent loads in.. and you follow the instructions..

I do a preliminary review of the application and if they meet my written Tenant Selection Criteria then I log on to mysmartmove.com and have them sent the instructions to pay and complete the process through them.

Well his collection system was about as simple as it comes.he had some pay on the 1st and some on the 15th.. he went to every door every month personally.. they were instructed to Pin the rent in an envelope to the front door..

My careers included accountant, insurance sales, entrepreneur (retail...successful, but took too much time, so sold so I could spend more time raising my boys), software developer, college instructor, college administrator, and instructional designer (curriculum developer).Over the years, my husband and I rehabbed a few properties for rentals, which we later sold, so now that I am at loose ends again (the college I worked for the last 10 years gained a new administration who decided to lose a few hundred employees), I decided to try my hand at flipping.
