Even though each one, individually, took only 1-5 minutes, I had 14 outlet/switch plate covers in each of the suites, 7 in the kitchen, and 11 in the main room.

The problem I'm running into is the amount I'm pre approved for is the max income to debt ratio the bank is allowed to give a loan out for, to individuals (43%), which is fine because in a perfect scenario as long as the property is cash flowing every property bought will lower your income to debt ratio, making it possible to keep buying property's.

When I am buying from an individual, what do I need to get it done correctly?

I have had one individual that keeps inboxing me as well wanting to find me money, but just a month ago he was asking people on here about how to find money himself. lol I don’t typically post people’s names etc.

We've been talking about joint venturing on a property together (50/50 or 60/40, however we can make it work) and I'm trying to figure out a way to arrange this with their 1031, but I'm not sure if they are allowed to partner with individuals outside of their LLC or how that could work.
