Seems like a really good deal but the catch is they all share 1 private well.

So you must have an eye when spotting distressed properties that need work and seeing how much money needs to go, and estimating the ARV. 

I would consider whether or not to use your insurance agent in the future if he/she did not catch this. 

You are a licensed professional in many peoples eyes now, not just a regular Joe.

It's how I have found deals, I just talk to everyone and always keep my eyes open from as many data sources as as I can.
