My wife and I will suffer through the inconvenience of renting a smaller home during the time we wait for the lease to expire if they really desire the convenience of staying in a home they can't afford.2) Accept the generous "cash for keys" offer, which is wholly undeserved, and allow us to go ahead and take possession of the property with no further legal liabilities on them, their business, etc.

Agree on the price now for the purchase option ... it is an option that you pay some money for now to give you the right, but not the obligation, to purchase the property for an agreed upon set price (and other terms specified) between now and the date of the option expiration.

Current lease expires June 30.I’m thinking about 1031-ing this property to capture some of the appreciation it's seen, and to take better advantage of leverage (rent increases have not kept pace with home value increases in this area).
