My question to you experienced investors is this: with 20/20 hindsight, if money weren't an issue when you were starting out, would you have gone straight for the big deals (8-50 unit multi-family), or do you think it's more prudent to go the slow and steady SFR route?

Those 4 transactions were simple and uneventful - I searched on bankrate for the lowest rate, applied and closed.What I don't understand is why I'm sensing so much trepidation from the various team members (brokers, settlement co, seller...) about which lender I'm going to use?

These are only the first few things that jump to mind; definitely consult a broker in your area who's experienced in navigating this very specific asset class.

:(Are there any property appraisers or experienced real estate investors who are willing to share their insight on calculating the value of commercial property?

We're all a team here and because property managers should know their market and area better than anyone, they should be able to provide this type of resource to our client. 

In fact, meeting the team in person and viewing their work up close would be an important prerequisite for me given how crucial that personal X-factor is to me.

What would some of the more experienced investors/brokers advise?

Specifics are:- 4200 SQFT - 3 stories with a rooftop deck- Elevator- 5 Bedrooms- 5 Full baths, 2 Half baths- Requires 30 FT Pilings- Block construction- Impact windows- Retail price point of $2.5MM+We are in the process of obtaining GC bids and are looking at experienced contractors with solid track records.

My team and I just met with a CPA firm and were quoted $280/ month for year 2019.
