Commerical Appraiser in Greater Cincinnati

Good morning BP family,

I'm currently in the process of closing on my first commercial property. Over the last year, I will have been trying to get a better understanding to the appraisal process for commercial buildings to include: reviewing the cost and income capitalization approaches. I was hopeful that I would be able to use the appraisal from this purchase to help with analyzing properties in the future. However, the appraisal just came back, and they used the sale comparison approach. :(

Are there any property appraisers or experienced real estate investors who are willing to share their insight on calculating the value of commercial property? My current focus is 5-10 unit buildings. I would really appreciate it if someone could share appraisal that you have had on your properties.
