I don't do websites, but I do marketing, graphic design, copy writing, social media (by day).

We tie the knot at the end of August but have been striving for FI since we were engaged in 2017.

Most of those models are designed to weigh heavily in favor of the syndicator, so make sure you understand the model completely before you invest. 

Outside city limits it will be more of the county(Smith) you have to deal with. for the most part it is no limit but if you plan to have alot you would need a master design or an engineer draw out the plan for you for utilities, and septics, etc.

The public school system is designed to pump out basically trained people who go along with the herd.

While wholesaling is legal in some states, I don't think that you should be engaging in your "first deal" without some more expertise in your pocket.
