It may be due to the fact midwestern bankers are more conservative, but a prudent banker would be unlikely offer you a LTV on an ARV and maybe let you cash out more than what you put into renovating, unless your cashflow significantly improves or if you have a strong bank relationship, you may be able to leverage it a bit more.Personally, I come across these type of deals quite often and I would simply buy the house and keep it on my books all-cash, and by the time I complete my renovations and bring in a higher lease, my banker would usually build the financial package at the new ARV asset value for a more attractive financing structure.

Your list make be a crappy list of property owners that some list provider sold you or included as part of a package deal.You'd gain much knowledge by first getting a small list of property owners with equity in foreclosure.

.$150 a foot gets me a solid, higher-end spec build that includes custom (painted) cabinets, wood flooring, good tile, grohe fixtures, Bosch or equivalent, nice tubs in all bathrooms, quartz countertops, solid doors, foam insulation, nicer windows, etc.Where is warrants it and I put in even higher-end windows, and an appliance package upgrade.

He's good and as I've watched him work through the kinks of things that would take me forever to figure out since I have not encountered them I managed to learn a lot.I dont know all aspects about him but think he'd be a great person to partner up with and as he's seen a couple of the projects I've done and we've talked about rentals/rehabs it's something that interests him as well.

Midwest park, 50 spaces, 40 TOH, lot rent 245, two wells and package sewer plant. no room for expansion. asphalt streets park owned, mostly outdated-older homes. taxes around 6k/year. built around 1970. still working on DD. seller willing to finance at 6%. advertised at 1.1 million. 30 miles to major metro area. apartment rent is 2br $700. a lot of government assisted rent in this area.

Of course you get more if you get the entire  business package but even what they give you, you can customize everything.
