Theoretically the market would use the price mechanism to clear, but that doesn't appear to be happening.  

Also, both contractors probably have mechanics lien rights that could encumber your property for the amount of their claim.You should review the applicable state mechanics lien law.This is not legal advice as I am not a licensed attorney, consult independent local counsel.

If you are building them right (cost and design), you should be able to get 20% equity upon appraisal and closing.

I second Matt, check to make sure your house does not have historic designation.

The 2nd, and this is what I believe to be the big one, is that I have my CFA designation.

We have modified kitchen design and added extra cabinets and Insland etc so that drove higher cost.For us some lesson learned, you want to go much details in contract and this is part where I need to learn and it is not easy to deal with contractors.

Currently we are still at the beginning of the design stage.
