Since the start of the year, I've read a handful of BP books:- Rental Property Investing (Brandon Turner)- How to Invest in Real Estate (Brandon Turner/Josh Dorkin)- Investing in Real Estate with No (and Low) Money Down (Brandon Turner)- BRRRR (David Greene)- Multifamily Millionaire Volume 1 (Brandon Turner/Brian Murray)- Start with Strategy (Dave Meyer), currently readingI was thinking of using the equity to BRRRR small multifamily properties and combine some concepts from both the BRRRR and Multifamily Millionaire books (specifically making cash offers via HELOC to secure distressed properties, ideally vacant to set market rents).

I typed in variations of "rent increase, proposed legislation for 2024 for San Francisco" in Google and don't see anything saying a landlord can't increase a property to market rent on a new tenant after the previous tenant moves out.I talked to 2 PM companies in S.F. and they both said I could rent out a SFH at market rate rent if my current tenant moves out (family member who is getting a deal).

An example like this is https://www.zillow.com/homedetails/1377-14th-Ave-San-Francis...Another example is https://www.zillow.com/homedetails/1949-23rd-Ave-San-Francis...This house was sold for $1.1M (way under current SF market), simply because there is an protected tenant inside.Just want to pick up everyone's brain and experience here.
