The Realtor may have experience with 1031 Exchanges, but they are not the 1031 Exchange experts.  

Security deposit has rules, and in my state, I have 15 days to return the security deposit together with interest if otherwise required, or the landlord shall have 30 days to give the tenant written notice by certified mail to the tenant’s last known mailing address of his or her intention to impose a claim on the deposit and the reason for imposing the claim.If the tenant doesn't pay the rent for the last month, then I would issue the 3 day notice to pay or quit.

We've chosen to turn the management over to well vetted 3rd parties that are true experts at management and that is their whole business.

Let your PM who is the expert price it and do what they do.   

If not an expert at market analysis with a decade+ under belt, than hire one!

I always use and recommend contractors with the designation as a Certified 203k Contractor.

It feels wrong to me so I wanted to ask the experts since this is my first one.Thanks in advance.

Is it that they are a Certified Financial Planner?

I currently have 5 doors in Denver, so by no means an expert, however I've experienced some different highs and lows over the past few years while searching for investment properties. 

My guess is about $1200 per mo but wanted to get some expert opinions on this.
