If it's a property that is already priced fairly, and you know (you'll know this after you gain some experience) that it will go fast at that price, and it's a price that works for your investment objectives, you can make a low offer, but be ready to raise it immediately if they don't go for it.

well I may not be the best object lesson here but, I currently run my whole duplex 2/1 and a 1/1 on a 100 amp and the other 100 amp from the outlet goes to a 3/2 SFR run next door.

With that being said I purchased at such a discount provided a great product/price that overcame most objections with it being currently zoned in a flood plain.I would do it again if the numbers were the same.
